Studios 17 House Rules Welcome to Studios 17! We want every guest to have a clean, relaxing, and enjoyable stay. By booking this property, you agree to the following House Rules. Failure to comply may result in additional fees, immediate termination of your reservation without refund, and/or removal from the property. ⸻ Check-In & Check-Out Check-In: 3:00 PM Check-Out: 11:00 AM Early Check-In Early check-in may be available based on occupancy and housekeeping schedules. * Must be requested and approved in advance. * Additional fee applies. * Unauthorized early arrivals may be denied access until the standard check-in time. Late Check-Out Late check-out may be available upon request. * Must be approved before checkout day. * Additional fee applies. * Unauthorized late departures may result in additional charges, including up to one full night’s stay if they delay housekeeping or impact incoming reservations. ⸻ Occupancy & Registered Guests Only guests included on the reservation are permitted to stay overnight. Visitors must be approved by management. Undisclosed guests will incur a $50 fee per guest. Exceeding the maximum occupancy listed for the unit may result in immediate cancellation of your reservation without refund. ⸻ Quiet Hours 10:00 PM to 8:00 AM Please respect fellow guests by keeping conversations, televisions, music, and outdoor activities at reasonable levels. No parties, events, excessive noise, or disruptive behavior are permitted at any time. ⸻ Strict No Smoking & No Vaping Policy Studios 17 is a completely smoke-free property. Absolutely NO smoking or vaping of ANY KIND is permitted inside any room, on patios, near doorways, windows, walkways, or common areas. This includes but is not limited to: * Cigarettes * Cigars * Marijuana * THC products * Vape pens * E-cigarettes * Hookahs * Any electronic smoking device Smoking is ONLY permitted in designated outdoor smoking areas. Please remain well away from all buildings, guest room doors, windows, and entrances. Do NOT smoke near your room door. Even smoking outside a guest room entrance may allow odors to enter nearby units and is prohibited. Violations If management detects any odor of smoke or vaping inside a guest room, including lingering smells on furniture, linens, HVAC systems, or from housekeeping observations: * A $300 smoking remediation fee will be charged. * Your reservation may be immediately terminated without refund. * Additional cleaning, deodorization, damage, or lost revenue charges may also apply if necessary. ⸻ Pet Policy We happily welcome approved pets. Pet Rules * Pets must be disclosed at the time of booking. * Pet fees must be paid prior to arrival. * Pets must remain under owner control at all times. * Pets must be leashed whenever outside the room. * Guests must clean up after their pets immediately. * Excessive barking or disturbances are not permitted. * Pets are not allowed in the swimming pool. * Pets should not be left unattended if they may disturb other guests. Undisclosed Pets Any undisclosed pet will result in an immediate $100 fee per pet. Additional pet fees may still apply. Management reserves the right to terminate reservations involving undisclosed pets. Guests are financially responsible for: * Pet damage * Excessive cleaning * Flea treatment * Furniture damage * Landscaping damage * Any disturbance caused by their pets ⸻ Children Policy Children are welcome. Parents and legal guardians are solely responsible for supervising children at all times. Children must never be left unattended: * In guest rooms * Around the swimming pool * In parking areas * On sidewalks * In common areas Studios 17 is not childproof, and parents assume all risks associated with children using the property. ⸻ Pool Rules Swim At Your Own Risk NO LIFEGUARD ON DUTY Use of the pool is entirely at your own risk. ⸻ Children Children under the age of 16 must be accompanied and actively supervised by a responsible adult at all times. No child may use the pool alone. ⸻ Prohibited For everyone’s safety, the following are strictly prohibited: * Running * Diving * Horseplay * Roughhousing * Pushing * Climbing on pool fencing * Glass containers * Smoking or vaping * Pets in the pool * Loud music * Unsafe behavior ⸻ Health & Safety Do not swim: * While intoxicated * Under the influence of drugs * If experiencing contagious illness * If you have open wounds Please shower before entering the pool when practical. ⸻ Pool Availability Pool hours are posted on-site. Management reserves the right to temporarily close the pool due to weather, maintenance, repairs, or safety concerns. No refunds will be provided for temporary pool closures. ⸻ Parking Please park only in designated parking spaces. Studios 17 is not responsible for: * Theft * Vehicle damage * Accidents * Vandalism * Loss of personal property Improperly parked vehicles may be towed at the owner’s expense. ⸻ Cleanliness Please help us keep Studios 17 beautiful. Additional cleaning fees may be charged for: * Excessive trash * Stained linens * Excessive sand * Bodily fluids * Pet waste * Smoke remediation * Damage requiring specialized cleaning ⸻ Damages Guests accept responsibility for any damage caused by themselves, their children, pets, or visitors. Charges may include: * Repairs * Replacement costs * Deep cleaning * Smoke remediation * Lost rental income * Administrative fees ⸻ Illegal Activity Illegal drugs, criminal conduct, violence, disorderly behavior, and any violation of federal, state, or local law are strictly prohibited. Law enforcement may be contacted when appropriate. ⸻ Maintenance Please report maintenance concerns immediately. Do not attempt repairs yourself. Emergency maintenance is available for urgent situations. ⸻ Weather South Padre Island may experience severe weather, high winds, flooding, tropical storms, hurricanes, utility outages, or other events outside our control. Studios 17 is not liable for interruptions caused by circumstances beyond management’s reasonable control. ⸻ Personal Property Guests are responsible for securing their belongings. Studios 17 assumes no responsibility for lost, stolen, or damaged personal property. Lost items may be returned at the guest’s expense if located. ⸻ Assumption of Risk Guests acknowledge that staying at the property, using the pool, walking on wet surfaces, using parking facilities, and participating in recreational activities involve inherent risks. Guests voluntarily assume all such risks for themselves, their children, pets, and invitees. ⸻ Release of Liability To the fullest extent permitted under Texas law, guests release and hold harmless Studios 17, its owners, managers, employees, contractors, and affiliates from liability for injury, illness, death, property damage, theft, or loss occurring during their stay, except where caused by gross negligence or willful misconduct. ⸻ Indemnification Guests agree to defend, indemnify, and hold harmless Studios 17, its owners, managers, employees, contractors, and affiliates from any claims, liabilities, damages, losses, costs, attorney’s fees, or expenses arising from: * Their actions or omissions. * Actions of anyone in their party. * Actions of visitors they permit onto the property. * Violations of these House Rules. * Damage to the property. * Injury caused by themselves, members of their party, children, or pets. ⸻ Right to Refuse Service & Remove Guests Studios 17 reserves the right to terminate any reservation immediately, without refund, for: * Smoking or vaping violations * Undisclosed guests * Undisclosed pets * Excessive noise * Parties or events * Illegal activity * Aggressive or abusive behavior * Property damage * Unsafe conduct * Violations of any House Rule * Exceeding occupancy limits Guests required to leave the property remain financially responsible for all applicable...
