Studios 17 Master House Rules & Property Policies Welcome to Studios 17! Our goal is to provide every guest with a clean, safe, relaxing, and enjoyable experience. By booking and staying at Studios 17, you agree to the following rules and policies. ⸻ Check-In & Check-Out Check-In: 3:00 PM or later Check-Out: 11:00 AM Early check-in and late check-out may be available for an additional fee and must be approved in advance. Failure to vacate by the scheduled checkout time may result in additional charges. ⸻ Registered Guests Only Only registered guests listed on the reservation may stay on the property. Undisclosed guests will incur a $50 fee per person and may result in cancellation of the reservation without refund. Guests are responsible for the behavior of everyone they invite onto the property. ⸻ Maximum Occupancy Please do not exceed the occupancy listed for your unit. Unauthorized gatherings, parties, or events are strictly prohibited. ⸻ Quiet Hours 10:00 PM to 8:00 AM Please respect neighboring guests. Excessive noise, loud music, disruptive behavior, or parties are grounds for immediate removal without refund. ⸻ Smoking & Vaping Policy (Strict) ABSOLUTELY NO SMOKING OR VAPING OF ANY KIND INSIDE ANY UNIT. Studios 17 is not responsible for theft, vandalism, or damage to vehicles. ⸻ Illegal Activity Illegal activity of any kind is prohibited. Including but not limited to: * Drug use * Weapons violations * Human trafficking * Disorderly conduct * Property destruction Violations will result in immediate removal and law enforcement may be contacted. ⸻ Security Cameras For guest safety, exterior security cameras monitor common areas. There are NO cameras inside guest accommodations. Tampering with security equipment is prohibited. ⸻ Lost & Found Studios 17 is not responsible for lost, stolen, or forgotten items. If items are found, we will make reasonable efforts to return them. Shipping costs are the guest’s responsibility. ⸻ Force Majeure Studios 17 is not liable for interruptions caused by circumstances beyond our control, including: * Severe weather * Hurricanes * Utility outages * Government actions * Internet provider failures * Natural disasters No refunds are provided except where required by law or Airbnb policy. ⸻ Assumption of Risk Guests voluntarily assume all risks associated with use of the property, including but not limited to: * Swimming pool * Walkways * Parking areas * Outdoor amenities * Weather-related hazards Guests accept responsibility for their own safety and the safety of everyone in their party. ⸻ Release of Liability To the fullest extent permitted by law, Studios 17, its owners, managers, employees, contractors, and affiliates shall not be liable for: * Personal injury * Illness * Death * Loss of personal property * Theft * Vehicle damage * Accidents occurring on the property except where caused by gross negligence or willful misconduct as required by applicable law. ⸻ Indemnification Guests agree to indemnify, defend, and hold harmless Studios 17, its owners, managers, employees, and affiliates from any claims, damages, liabilities, costs, or legal expenses arising from: * Guest negligence * Violations of these rules * Actions of invited visitors * Damage caused by guests or pets * Injury resulting from guest conduct ⸻ Right to Refuse Service & Remove Guests Management reserves the right to immediately terminate any reservation without refund for violations including but not limited to: * Smoking or vaping inside * Unauthorized guests * Undisclosed pets * Parties * Illegal activity * Excessive noise * Threatening or abusive behavior * Damage to the property * Failure to follow pool or safety rules ⸻ Guest Acknowledgment By completing a reservation and occupying the property, guests acknowledge that they have read, understood, and agree to comply with these House Rules and Property Policies.
